Not sure about down south, might redefine your search for your area, or ask or check the mils in your area, as well as what the going rate is for buying timber down there,  around here in southern Missouri, at last check it was straight line run of hardwoods, oaks, and hickory generally speaking, $380/thousand,avg, this will produce mostly 7x9's with the occasional 6x8's and 4x6's, you see it is difficult to but just one size tie log which most would agree being a 12" log.   Getting in on buying logs around here for the flooring and tie market is not so easy anymore without buying loads everyday, maybe twice a day, from maybe two or more logging outfits.  Planning big is about the only way to do it around here, unless one has a logging crew, a mill crew, and a bank account to handle it.  Now if one were to get in, and big, then it will work, pretty sure of that, cash flow is of the essence as is turning out the stock.   Hope you get it figured out for yourself.
only have a few chain saws I'm not suppose to use, but will at times, one dog Dolly, pretty good dog, just not sure what for yet,  working on getting the gardening back in order, and kinda thinking on maybe a small bbq bizz,  thinking about it,

Tie logs in the woods are running around $250 to $350 per MBF, Doyle, in WI area, but we can expect large increases in tie prices because the pipeline did not become law, which means either great profits when making ties, or higher log prices.

In 2010 they shipped about 5.5 mill barrels per day on the RR.    this year they are expecting that number to climb to 9 mill.  (nearly double)

so yes, increased RR traffic would lead to more maintenance and perhaps added track miles.

$440/mbf for #1, $415/mbf for #2, 11" and up.
$250/mbf for #3 that are smaller than 11" down to 9"
$350/mbf for 2nd's (gum, ash, elm, hackberry, sycamore, etc.) 11" and up.

Hopefully logs will go down now that grade for flooring fell $300/mbf over the last 3mos. :-\

$.45-$.50 bf Doyle for tie logs here. Flooring lumber and log prices dropping weekly. Expecting the drop will impact tie logs, pallet cants, and eventually sawn ties. Flooring pretty well drives the market and we aren't hearing anything positive from our flooring customers.
