Looks non native though, probably a street tree. They plant a lot in towns and shopping centre lots. No idea why American basswood isn't planted. I do know of two native ones in two towns here, they are over 3 feet diameter. Of course up here, our hardwood only grow 75-90 feet, not 125 feet. ;)

I agree.  Looks to be a horticultural variety or an import, most likely an import.
