13 acres of isolation 1/4 mile west of NCs Pamlico Sound.
Thats a 3 acre man made pond there where NCDOT took dirt out of to use to raise the surrounding roadways.. its called a 'borrow pond'...
The area is 2ft above sea level so drainage is provided by canals..
I am turning this into a hunting/fishing retreat which will include 3 1bdrm cabins.
The surrounding area is ideal for migratory bird hunts, deer and bear hunting and ofcourse fishing.. either fresh or salt.. inland, coastal or gulf stream deep water...
What better launch point than the Lazy R?

are the cabins going to raised off the ground?
maybe 10 feet, tree house without the tree.
could use used Utility Poles or 6x6x24 pressure treated

The County has strict 130mph construction requirements and the "development plan " has to be okd by FEMA.
The cabins will raised on pilings 7ft tall.
Being a wildlife freak since i was born.. this is a dream..

That building inspector is a tricky guy...
Being at the coast of NC the property is in a Hurricane Zone 3 building code area.. and the requirements for habitation is for the residence to withstand 130 mph winds...

Hey guys,
Just got back from another trip to the coast. Super nice 65 degrees in Febuary.
Fixed some water and electrical issues and talked to a couple of builders.
Project coming along and got more trash coastal myrtles cleared.
The Utility coop cleared land 20 ft from their lines. They crucified one of a my limited.. ok 3 longleaf pine trees...
But I trimmed some of the brush along side the pond to give a better view

Ok.. let me ask this question...
I have a ton of people wanting hunting leases on the property.
I havent really got a clue what to charge or for how long...
Do i chrge per person per day limit 3 or 5 hunters
Do I chrge daily rates, wkend or seasonal?
How do i determine what rates should be per season or flucuate with deer, bear , migrating bird seasons?
Same questions need answering fir pond fishing with stocked sunfish, lgmouth bass, and stripers... with crabbing available?
Not many hunting leases near me but just south in MD there common, usually by the year with options on next year. As to how much you need to find out what others are charging. If you plan on allowing any friends or relatives to hunt be sure that's specified in the lease as most leases are exclusive.
