I own the stumpage for some land in the NE UP of MI. Mostly Jack Pine and Red Pine. Hasn't been logged for some time. DNR reports suggest pine stumpage in that area is around $40/cord. Is 100 cords per acre in the ballpark assuming no sawlogs? As such, is $400/acre for timber rights in the ballpark? Thanks.

wouldnt that be $4000 a acre? but 100 cords a acre is very doubtful

40.00 a cord is a great value for your wood... and looking at 10 cd per acre is a realistic count!! in some ares the cordage will be higher and some lower!! where it will very in cds, is the diameter at breast height(dbh) soil type and condition clear cut or select harvest.....

100 cords per acre is not possible except for Brazil on old agricultural land.  We don't even see 40 cords/acre that often in the South.

I would guess 8-12 cords per acre is realistic.

There are some very good consulting foresters in the eastern U.P. You should have one of them look at it for volume and values.

10 cords per acre seems low volume, must be real open. But maybe your not clearcutting?  $40/cord is also high for stumpage in red pine unless they are poles or logs, especially if your just thinning.

they average 25 cords per acre, when clearcutting in the northwest maine woods.
