You are right.  If you include the original timber asset in the cash flows, you end with with one NPV for the property and that is the number you are looking for.  

If you started with a clear cut tract, then timber value = 0.  Planting and modeling the growth of future timber crops would provide you with the bare land value and that would be the total value of the tract since there is no beginning timber value.
