Help me estimate the value of....

Hello All,
First time poster; long time lurker.

I'm at the age (53) where I am starting to do some "what do I do want to be when I grow up...er retire" my day job.
So of course, the retirement planner guy is asking me for assets and liabilities.

We own 45 acres of timberland in the UP of Michigan.  We purchased it from my wife's parents about 6 years.  We had an appraisal done on the land, but am trying to estimate the value of "improvements."  Trying to get rough estimate from the experts here...I know I need to get a forester in to get a basis established, etc, but just trying quick and dirty for now.   So, thoughts on value of:

EC Atkins circular saw with John Deere industrial motor
60'x40' shed (no power)
20' x 6' x 10' rough cut pine stack (mostly 2" thick in 4" and 8" widths)
40 acres of mature timber (mostly EWP) not cut in 100 years or so.

Beyond the dollar value, the sentimental value is priceless. Plus, I hope to be able to actually run some wood through there in my "golden years."
