Title: Foundation detail
Post by: vtframer on May 10, 2016, 10:51:04 AM
Has anyone used ICF brick-ledge forms like shown in this detail drawing?  I want to have the insulation envelope supported while the posts and sills rest squarely on the 8" foundation wall.  The downside is the profile of the bldg will be a little weird with the wall angling in at the bottom.

I think you would have issues with frost thrust.

Ah yes, the previous drawing was incomplete.  Here's the full detail, including the full foundation and footer.

Use 12 inch block with the last course 8 inch block will give you a 4 inch brick ledge.

How would you keep the concrete from spilling out the bottom of the section that overhangs past the 8" block?

I have raised 2 frames on ICF foundations. On both projects the ICF had a bumped out buttress or pilasters at post bearing points. Using this method, all the posts had full bearing on concrete and left plenty of support for insulation and wall framing on the foundation.
These pilasters extended right down to the footing and were visible from the basement interior. Corners were done the same way with a bumped out inside corner in the ICF. again extending to the footing.
These projects did not use a sill beam but the concept would work just as well with one.

Found a picture showing what I'm talking about. You can see the pilasters on the inside of the ICF at post locations. Corner bump-outs can be seen as well.

I took a different approach.  Initially I was going to nail/bolt on a ledger to support the insulation/siding.  Then I thought, why bother since I'm making my own timbers.  I just made the sill timber an extra 6" wide - 5" foam insulation + 1" of strapping also supported that will be the nailers for the Hardie Plank.  My ICFs (FasWall) are 12" wide so the sill will hang out 2" over the block.

Thanks guys for your feedback!

ljohnsaw - unfortunately i already cut my sill beams :-(  good idea!

razor - awesome pic, thank u!  how were the pilasters formed? I originally thought of this idea and seemed a bit complicated, but seeing the pic and reading your account make it seem doable!

Not sure how the ICF guys did that. It was all done when I showed up, on both projects! Here's a couple more pics of the same foundation. The exterior pilasters are for a timber entry porch.

You will love your ICF house!
Several of us here on the FF have built them.
