Purchasing small woodlot

Hello guys.  I've been looking to purchase a small woodlot and had the chance to look at one today.  It has been cut probably 10 years ago.  It's pretty well stocked with 6" dbh spruce/fir, 4" dbh cedar, a few emergent white pine, and patches of pole sized popple.  What would you guys consider a fair price for this woodlot per acre?  Just a rough estimate would be appreciated before I meet with the agent.

If it makes house lots it is worth millions and trillions per acre. For timber, zero.  Or what ever hunting property goes for.

No idea where Nothern Maine is. ;D  Close to Bangor,worth more than where I live. I paid $1000 an acre to get back some of The Farm. Really more than what I wanted to pay,but a cheap price so I won't have neighbors. ;)
How many acres? Might be worth it to buy to hunt on. Lots of acres are posted around here now.

You can't consider the value of any wood on that lot at this stage, so the land is worth what any other comparable piece has SOLD for recently. Have to consider lot size, road frontage, utilities. In the central part of The County my guess these days is under $500 / acre for large lots, a bit more for smaller.

We recently passed on a few parcels at the tax sales that had a couple load of logs on them and some scattered firewood, land prices have went nuts here lately and parcels less than 25acres bring more per acre than larger pieces. 2,500-3k is the going for semi buildable around here anymore, 5k plus if it's got a view or already has utilities.

i was up in mass a few times this summer, my godfather has been in land and excavation since the late 70s.  When i left a building lot averaged 40-50k.  He said its 80 now.  Half acre house site costs almost double than my 5acre with house.  Home site here start at a grand an acre with "woods" thatve already been logged.  Enjoy the "nature trails" to view your black gum stand.

i rural nw wisconsin you would be looking at $1000-$1500 an acre for 10 acre parcel. a 40 by me sold for 45k last year that was on a town road and had electric near.  jg
i thought i was wrong once but i wasn't.   atv, log arch, chainsaw and ez boardwalk jr.

Well it starts around 5-8k an acre for crappy land a few miles from me, on my street though it is about 10-15/acre, minimum lot size is often 50 acres and if smaller you need to figure an extra 250k for each divisible building lot.  So a 21 acre lot with two divisions is going to bring more than I can afford.  Still deals here and there but the properties are all flawed somehow.  For instance, our farm has no division rights (can't subdivide at all) and can't expand any building footprints.  So, it was "cheap".

Dang nativewolf, amazing what a couple hours makes. Down this way it's $2K for AG or forestry land.
