Help black locust lot

I have been contacted by a land owner that has a lot with 200+ black locust trees. 
I want this wood for firewood,fence post and what ever I can get for saw logs.
I'm looking for a partner to cut the logs and skid them.
How would I go about paying the land owner and how much. 
Any ideas or help ?

My past experience (which is limited) has been 50/50 Owner/Logger split for sale price
of logs on the landing. Veneer was a 60/40 split  Owner/logger.

You probably want several price points, one for saw logs / MBF, one for poles, could be per unit or cord, and one for firewood. This way you are not paying log prices for firewood and the owner is not getting firewood price for saw logs. It will keep everyone happier down the road.

On the sawlogs the age [of the trees] can have a lot to do with the scale. On good dia. 1/3 to 1/2 can be rot and cracks. Those trees look young and straight and that is often hard to find. Locust is a pioneer and starts to heart rot early. Watch for brown hearts.

Wish you were closer.  Nice locust is easy to sell and fun to sell.  
Uses:  Organic farms need it for fence and poles.  Organic Hops Yards need poles that are not treated, 20+ foot organic poles are hard to find, $80+ per pole for something with a 7" top if I remember correctly.  Not bad money for a tree with 10 or so board feet :).  
Sawn lumber, govt wildlife agencies that do water work want it for impoundments, pay well and need natural woods (no copper or other heavies).  
Flooring, butcher block end flooring...something special.  
Goes on and on.

For construction, porch posts, open building posts, barns. But I have firewooded a lot of it at the back end of the mill, like moodnacreek said losses are high.

Lots of loss as others have said but if you catch it early and healthy enough it should be good. Whereabouts in nh are you? I have a buddy with a med. Sized sawmill operation who does alot of locust.

Not wholesale hes up to his ears in custom work. He cant buy or saw enough locust for demand either. It's a very sought after product I guess.

Plankton, Thanks for getting back. I am not surprised. Locust and white oak you can never get enough of. Some times on the larger trailer plank orders I have to mix the two to fill the order. Then there is the trail board walk orders. I used to do 1x and 4x6x8 fence [post and 1x6 fence board] with all my locust, now all but the poles get cut 2x. That's where the money is.

I know I have something here.
I can sell the heck out of this wood.
Be it sawn lumber,fence post and firewood.
It's the best firewood I have ever had.
Most folks around here don't know about it.

We sawed out a bunch of 16' 8x8 locust a few yrs ago for posts, manure storage facility, all the side boards where tamarack. Never again.... 
 You send the truck up and I will load it if you've got a home for locust at stupid money. Get into spots here with piles of beautiful green locust, I've got a job we have went in 3-4x and cut whatever we want, when we want and it's not going to run out.

here the mill cannot get enough locust, it all goes for play ground equipment at schools

I'm closer to it. I you want I can get some names and numbers of guys in this area
I believe in the hereafter, because every time I take two steps into the tool crib to get something I wonder " what did I come in here after"

If nothing else I'm always a good last resort or the guy to hold up as a bad example
